Once you have decided to rent our Villa, we will hold your dates for up to 7 days while you secure your airline reservations. After the 7 days a deposit of 50% will be due. The balance will be due 90 days before the first day of your rental period. If you cancel at any time we will refund 100% of your deposit and final payment, less any money transfer charges (typically 3%) if we can subsequently rent out the same dates at the same rate. If we can not rent out the same dates at the same rates we will credit 100% twords your next rental at Villa Italiano. Hurricane Exception If there is a hurricane warning (not a watch) and you want to cancel your rental for that period, we will refund 100% (less any money transfer cost). If, while at our Villa you have to evacuate to a hurricane shelter, we will refund 100% of the days that you were not able to stay at the Villa (less any money transfer cost) |

We have stayed at Villa Italiano the last 5 or 6 years and it is without a doubt the best place in the world! The house is very comfortable for 2 people or 6. Ana keeps the place sparkling and is a real sweetheart. She and Pedro will do anything in their power to make your stay better. Ruth is by far the best manager this place has ever had. She is helpful and smart and a joy to be around. The beach is beautiful and a great place to relax. There are some really good restaurants in Akumal and Tulum (and don't forget Leo's Pizza in Chemuyil). I would definitely reccommend this house for anyone wanting a relaxing and enjoyable vacation!
Our stay at Villa Italiano could only have been better if we stayed longer. All the listing information is accurate. The photos are also accurate in reflecting the wonderful amenities and appearance of the property. Ana and Pedro keep the place immaculate.And Lucy will cook you deliciously authentic meals. Loren was immensely helpful in providing information to insure a comfortable,hassle-free stay. I recommend Villa Italiano to anyone looking for a beautiful and relaxing vacation. And there is snorkeling, scuba diving,para-sailing and fishing practically at the door step. Also, the cenotes are gorgeous and fascinating. We ate at La Buena Vida and Cueavo de Pescado both deliciously fresh. Oh and one more thing...Ruth is the BEST. Her knowledge of the area is so helpful and her kindness is genuine and comforting. We are big Ruth fans!!! Loren you have a terrific place,thanks for sharing. See you next year!
Loren, we spent a great time in Villa Italiano, is a great home to expense time in family with a quiet and great beach to walk in morning and barbecue at nights. Thanks a lot, I´m already planning my nex vacations and of course Akumal still an option.Regards.
