Taos Longhorn Chalet - offering all the ambiance of an upscale log cabin chalet plus the added luxury of 4 full bathrooms - two with tub shower combo's and 2 with walk in showers.

A grand kitchen boastings upscale custom cabinets, upscale appliances. Surrounded by breakfast bar and stools, designed for group participation. No lonely chefs in this gourmet kitchen.

Sleeping for 2 in each of 4 bedroom and 2 in the loft maintains ample privacy for late sleepers.

This grand cabin was custom built in 1993 of solid spruce logs, custom shaped and assembled on the West Coast of Canada. During the same time the foundation was built on the site in Taos Ski Valley. The log home was then disassembled in Canada and the logs were placed on two semi trucks in route for Taos. The logs were then re-assembled in a day and a half on top of the ready and waiting foundation.

This type of log construction is very ancient. Scandinavian immigrants brought this technique to America. The hand piled logs are carved on top of one another and notched at 45 degrees on the corners. The chalet was designed and built in an X-shape that expose the notched angles best. During the first three years (five years at sea level), the logs are shrinking in diameter. The corner design accommodates for the shrinkage of the logs without creating space between the logs. This is the reason no caulking is seen between the logs in this house. A total amount of five inches of shrinkage have occurred. Another feature of the logs is a small chamber placed between each log. In the case of high wind with rain on the logs, an air pressure increase is observed in the chamber which keeps the water out, to keep the wood dry. The roof is maintenance free. A weather station sensitive to snow flakes triggers the heating tapes located under the metal shingles. This system melts the snow as it reaches the steel shingles and therefore prevent ice and snow formation for your safety.

Construction was completed Christmas 1993. The proud owners conscientiously included comfortable features for guest enjoyment including authentic Southwest decor and comfortable furniture and furnishings that they personally enjoy and hope that their guests will enjoy also.

RESERVATIONS: Are confirmed & property is taken off market when contract is completely filled in and received by Premiere. For reservations made more than 30 days from arrival, 50% deposit is to be paid by check due within 7 days of booking. Balance can be paid by check or Master Card/Visa and is due 30 days before arrival (60 days Xmas/NY's, Spring Break and reservations of 14 or more nights). Reservations made within 30 days of arrival will be charged to a Visa or Mastercard. If check is late, deposit will automatically be run on Visa or Mastercard 8 days after the booking date including a 5% service charge.

CHECK IN: Check-in is anytime after 4 pm. Check-out is no later than 10:00 am so housekeeping can be ready for next party arrival at 4:00 pm.

CANCELLATION POLICY: More than 30 days before arrival (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) cancellation fee is 21% of total reservation. Less than 30 days before arrival, (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) forfeiture of 100% of full reservation unless property is rebooked for entire stay at same rate. If booked for less, refund portion will be prorated (less the 21% cancellation fee). There are no refunds for late arrival or early departure.

CUSTOMER SERVICE: Each property has a private caretaker to assist guests with maintenance issues, lost keys, directions, etc. Guest is to contact caretaker for such issues. If there is an urgent matter and caretaker does not respond with 30 minutes guest should then call Premiere at 800-987-8423.

DEPARTURE: Property is to be left in good order by following the printed guidelines in each home. Should the guidelines be missing common sense should rule. Should property be left in poor order please read "SECURITY DEPOSIT" below.

GUEST POLICY: Should there be more overnight guests (including children) other than number disclosed in contract (other than prior approved visits) the party will be required to immediately vacate the premises without refund and full security deposit will be forfeited. If a large party gathers without prior disclosure to "Premiere" the full security deposit shall be forfeited and party will immediately terminate.

SECURITY DEPOSIT: Should damages (see direction sheet for partial explanation of possible damages) or extra cleaning occur, your credit card will be charged $500.00 dollars plus a $25.00 dollar non-refundable service charge. A check for $500.00 will be sent to the Homeowner along with guest name, address and phone number, and damage issues will be handled directly with the Homeowner, caretaker & guest. Prorated refund will be returned directly by Homeowner. Evidence of unauthorized pets or smoking in the house will result in forfeiture of full security deposit. Premiere Properties will be held harmless and will not be involved in damage negotiations.

WAIVER OF LIABILITY: This property is privately owned & cared for. Premiere Properties is acting as Reservation Service only for the use of the subject property. For homes with hot tubs, I understand the risks of hot tub/Jacuzzi use, and recognize that for some people adverse reactions can occur, including but not limited to skin rash. Neither Premiere Properties, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, I understand Premiere Properties will do all possible to move my party to an equal or upgraded option.

PAYMENT: All funds due within 30 days of arrival (60 days Christmas, New Year, Spring Break and reservations of 14 or more days). 50% deposit of total reservation due by check within 7 days of booking. Deposits by check not received within 7 days of booking will be automatically run on credit card on 8th day + 5% surcharge.
