The property is a 3-story townhouse villa. The ensuite bedrooms are on two separate levels. The master bedroom is at the “penthouse” and is the entire third level with a seafront facing verandah reached through two sets of french doors, with the other two bedrooms on the middle level also with seafront verandahs. Seashells is noted for some of the very best views from every room in the villa.
Included is a very large outside patio, plunge pool, and a gate with stairs that take you directly to the sand and sea; and with a short, lovely beach walk you arrive at Sandy Lane. Three french doors open to the large covered patio with several seating areas along with a dining table for six, offering outside living even when there are rain showers (they happen, of course). Another umbrella-shaded table by the seaside gate presents evening views of beautiful sunsets. There are several lounges for sun bathing during the day.
There is a Bose music speaker for your blue-tooth devices and WiFi service throughout the villa, with a printer for use with your provided computer at the penthouse (top) level. There is TV service in the main lounge and penthouse master bedroom. (All of these amenities are specific to Seashells and none are communal.) There are hairdryers in each of the bedrooms, beach towels available, and the kitchen is equipped with most anything you will find in a cook’s home kitchen.
It is a lovely area with lots of sea and beach activity, far distant cruise ships, tour-based sail and catamaran boats pass nearby, stand-up paddle boards, jet skis, water skiing, snorkeling, etc.

RENTAL BOOKING TERMS AND CONDITIONS SEASHELLS VILLA, #1 MAHOGANY BAY, PAYNES BAY ST. JAMES PARISH, BARBADOS, WEST INDIES
RENTAL DEPOSIT
A 20% deposit is required within one week (7 days) of making the reservation. Bookings are not confirmed until Seashells Villa owners receive this deposit that is transacted via an EFT procedure in U.S. dollars.
FINAL PAYMENT
The balance of payment (80%) is required 60 days prior to the guest’s arrival. If full payment is not received, Seashells Villa owners reserve the right to cancel the booking & forfeit the deposit paid.
LATE BOOKINGS
Full payment is required on bookings taken within 30 days of the arrival date. If full payment is not received prior to the guest’s arrival, Seashells Villa owners reserve the right to cancel the booking.
CHRISTMAS BOOKINGS
A one week (7 days) minimum rental period is in effect for bookings over Christmas/New Year. All payments applicable to this period are non-refundable.
CANCELLATIONS
Written notice is required in the event of a cancellation.
Cancellations made:
- 60 days prior to the arrival date, all funds received to date are refundable.
- Less than 30 days prior to the arrival date, the full rental will be forfeited.*
- Less than 60 days, but more than 30 days prior to arrival, a deposit of 30% will be forfeited.
* 1. Arrangements can be made for all funds to be credited to a future booking (of equivalent length and rate for the specific season). This arrangement, if chosen, is valid for use within a calendar year from the original booked date.
* 2. The booking being cancelled can be used by family or friends designated by the original guests for the original confirmed dates.
In the event that the full rental (100%) is forfeited due to cancellation, all efforts will be made to secure new rental guests for the booked dates. If the property is rebooked for those dates, the original guests will be refunded 100% of the rental received. The owners reserve the right to rent at a different rate in order to facilitate getting the property rebooked.

The above prices are for one bedroom/2 persons. The following rates apply for 2/3 bedrooms or 3-6 persons.
