'This Really is the Classiest of Them All' - Award Winner 2011-2012 - 2013

This is a fantastic holiday venue for a large family or group wishing to visit the Florida theme parks. The house is clean and spacious and the deco is fitting for a rental property, with a mixture of comfort, luxury and practical furniture. The pool area is a god send and is great for young kids, but still allows ample space for eating and relaxing in the sun. Inside all rooms are very spacious and beds are big and comfortable. In addition you also have great access to several good restaurants, however if you do wish to stay at home and cook the owners provide a full kitchen which is again clean and easy to navigate. The estate is secure and private, with all houses maintained to a high standard The owners communicate all information in a timely manner and are always at hand to answer any questions.

I rarely leave feedback on anything but felt this was worth sharing. We just returned from 3 weeks at this villa and it was perfect. Having been to various villas near Disney, this is by far the nicest. Size is great, location is ideal for getting pretty much anywhere, 45 minutes from airport, pool lovely and deck size a bonus, private with good space between neighbours (which is important to me), lovely views over the back, 4 supermarkets in easy driving distance. I honestly did not want to leave and would certainly go again. The price is very competitive to comparable rentals in that area - excellent value given size and location. All dealings with Owner during booking process were easy and prompt responses always received. Highly recommended.

Look no further than Alan's villa "Garden's Edge" if you have plans to visit the theme parks of Orlando. The proximity of the house to the parks is very convenient and the house is more impressive in person than any photo can portray. After a day at the parks, coming home to the large pool with a hot tub just puts an exclamation point on your day. Alan is the best landlord to deal with as he is truly interested in assuring you of a great visit and responds to any questions Very Promptly!

We have just returned from spending two weeks in October at the Water’s Edge ,a very large ,spacious villa set in a beautiful location.We were a party of thirteen and there was more than enough room for everyone , with more bedroom space to spare.The villa itself is set in a stunning location at the edge of the lake , facing South so the pool area gets the sun all day.It is located only a very short drive from Disney and there are plenty of restaraunts and shops at the end of the road from Formosa Gardens.The highlight for us was the large pool and deck area with hot tub ,this has beautiful views over the lake and gets the sun all day ,we could have easily spent the two weeks out there !!!

We travelled to Orlando as a group of 14 family members, including 5 young children. The villa did not disappoint. It was exactly as advertised and it was clear to see why it had such positive reviews. The bedrooms were HUGE with lovely, comfortable beds, lots of storage space for clothes and the en suites were a bonus. The kitchen provided enough utensils to make basic dishes at home in the evenings after busy days exploring Disney and the lounge was a great place to relax and unwind in the evenings. The games room went down a treat with the kids (and the adults too), as did the swimming pool! We all had a great holiday and really enjoyed living in the Villa for 2 weeks - we would definitely stay here again if we returned to Orlando.

When a property is so highly rated It's always difficult to match expectation to reality. This Villa didn't disappoint in any way. It was spacious and well maintained to a high standard. Pool area and furniture were great. We ate out there whenever we were at home. Finally there was the location. Perfect for Disney and good local eating and shopping. Thoroughly recommended

Spacious, well equipped and spotless, in a quiet residential neighbourhood. Excellent pool – the kids loved it. Local supermarket near the Outback restaurant has all you ever need. One minor fault was rectified within 2 hours of being reported. Alarms on all doors leading to pool give peace of mind when you have young children. Searched long and hard for our party of 11 before booking this - we were not disappointed. No hesitation in recommending it to others.

This is an excellent spacious villa with a superb pool where the rear view is across the developments lake. It is safe as the complex is security gated. The villa has 4 king/doubles and 3 twins/ family beds all with en-suites making it ideal for families. The villa was so big we only used the ground floor. Pool and hot tub EXCELLENT, make sure you pay for it to be heated if in winter months- well worth it!! Within mins are shops for everyday things and quality eateries. Disney is the nearest set of theme parks literally 10-20 mins depending on traffic. On other side of Orlando from airport so no airport noise Really does deserve the awards.

When my brother and I decided we wanted to take our kids and grandkids on a family vacation to Florida and Disneyworld, we started searching on the Internet for a house to rent that would accommodate all 17 of us. The house that we found of Alan's in Formosa Gardens Estate fit the bill perfectly. We couldn't have been more pleased. The home was well-kept and clean. When we arrived, the hot tub and pool heater were not working, and the Property Manaagement company was called and responded immediately. We even managed to catch a fish in the stocked pond! We would definitely rent this house again, and highly recommend it to anyone looking for a large rental home in a great location, close to everything. Thanks, Alan - it was AMAZING!

I spent a lot of time reading reviews of dozens of different houses in the Orlando area planning my family’s Big Disney Holiday before settling on Alan’s house in Kissimmee. We were not disappointed! My family of nine people, including 3 kids arrived and were truly blown away at the size (much larger than we needed in reality, but that was no bad thing), appearance, location and facilities of this house. It’s really hard to fault. Fastidiously clean, heated pool (which the kids made full use of every day!), serenely quiet neighbourhood and a beautiful south-facing outlook over a lake. On top of than that, it really is about a 10 minute drive to any park in Disney and whatever restaurant and store you could want/need within a few minutes of the house. The agency taking care of the house were super responsive too - A beeping smoke alarm had its battery replaced within 20 minutes of my making a phone call. In short, we all had a wonderful holiday thanks in no small part to Alan & Joye’s house. We’d love to go back and do it all again.

We had our family reunion here over the Labor Day Weekend to celebrate my parents' 60th wedding anniversary! This home was perfect for all of us and it had everything you could possibly need! The home is spacious enough that when we retired to our bedrooms, it felt like we were alone. The kids loved the game room which has a billiard table and an air-hockey table. The pool is absolutely amazing, changes colors at night and was big enough for volleyball! The hot-tub easily seats 10 and creates a really cool waterfall into the pool! One day, we actually spent the entire day in the pool enclosure bbq-ing, playing games and just chillin'! As my father is in a wheelchair, the accessibility made it a breeze to accomodate him in all areas of the house on the first floor. We are a family of cooks so we utilized every inch of the kitchen which was fully equipped with every utensil one would possibly need. If you are more apt to eat out, there is a major road with all the chain restaurants, grocery stores, gas stations, etc. just a mile away. Though all of that is at your disposal, the secure gated community the home is situated in, is quiet and safe. A big plus too is the quick access to major highways which will take you to any of Orlando's attractions in minutes. The lake that the house sits on is beautiful and my nephew pulled 2 BIG large-mouth bass out of it within minutes of fishing! I HIGHLY recommend this home to every and any large group that is looking for a clean and fun-filled stay!

Close to all the attractions yet private enough to give you relaxation!!! Can't wait to book here again!! The owners were very easy to work with and very patient with us!!! Thanks again for renting to us!!!

My wife and I rented this house for a family vacation which was 17 people. Everyone had a bed to sleep in and was very clean. The house is well maintained with everything that you would need. I would recommend the house to anyone.

This is a wonderful house for a family reunion, even with my 88 year old mother in a wheelchair! One of the master bathrooms has hand rails to help at the toilet and in the shower. The room has wide doors to easily allow wheelchair entry. The owner has a ramp to the front door and a ramp to the backyard pool area. The house has many great amenities that kept a group of 16 fully entertained: the pool, spa, games room, large great room with a lot of seating for conversations, and BBQ. It is conveniently located just south of Disney World and has a near-by market and pizza place. The management company quickly responded to minor problems with the house, once they were there within 30 minutes! We truly enjoyed our stay at the house

Perfect for a large family! Our family had a wonderful time staying at this home! The location was great. The pool was enjoyed by everyone. Plenty of room and well maintained. The owner was easy to work with and always corresponded in a very timely manner. Would not hesitate to stay here again.
