Rental Rules & Agreement*
THE ATTACHED “CONFIRMATION / INVOICE / AGREEMENT HAS BEEN ACCEPTED BETWEEN OWNER, Susan Daugherty, & Renter(s) as follows: (please list all adult occupant’s full name(s) & children’s names & ages):
Please tell us of any Special Events or what you are planning to do while you are visiting, and if you have any special requests for your stay. (we want to be sure to help you and that you have all the info you might need!)

CHECK-IN TIME is AFTER 3 P.M. PST AND CHECKOUT is 10 A.M. PST. Early Check-in or Late- Checkout may be accepted if arranged with owner (by email or text), and only if no other guests are departing or arriving the same day.
This is a NON SMOKING in the house or immediate patios.
PETS are not permitted in rental unit without written agreement by owner with an extra deposit paid.
DAMAGE/SECURITY DEPOSIT – An amount of $400 is required. This must be received within (2) days of this booking/Invoice date to secured the dates. The security deposit IS NOT applied toward rent; however, it is refundable within (7) days of departure, with reasonable charges for any of the following
Damage is done to unit or its contents, beyond normal wear and tear.
Charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in trash cans on the side of the house, and soiled dishes are placed in the dishwasher and cleaned.
Spills on carpets, extra oven, BBQ or refrigerator cleaning.
Missing or broken household items.
All keys are left in the lock box and unit is left locked.
All charges accrued during the stay are paid prior to departure.
Linens are lost or damaged. (please no bleach!)
NO early check-in or late checkout without acceptance from owner.
The renter is evicted by the owner (or representative of the owner) for illegal, unlawful, uncontrolled behavior, or sited by any violation by the local law enforcement.
A portion of insurance deductible for any homeowner policy insurance claims
If Hot Tub Water is dirty and needs to be changed out (i.e. when it has oils, lotions, sand - due to no shower prior to use or otherwise & discolored) the empty refill charge is $45.00.
PAYMENT – An advance payment equal to 100% of the rental rate is required (30 days) before arrival.
CANCELLATIONS – that are made less than sixty (60) days prior to the arrival date will be subject to a 25% cancellation fee or $400, and less that thirty (30) days will be subject to a 40% cancellation fee or $750.00, whichever is greater, of the rental amount.
CANCELLATIONS --or changes that result in a shortened stay, that are made within ten (10) days of the arrival date will forfeit the full charge of “rental amount” for those nights \If we are able to re-book any of the dates, fees will be reduced for those dates to one half of the above cancellation fees.
MAXIMUM OCCUPANCY – The maximum number of guests per our agreement and as priced with you is limited to () adults & () children. If there are more guests than listed here & agreed, it must be acceptable to both the owner and the renters. And an additional charge or $15.00 per person per night per additional guest may be required.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. All Gas, Electric, Water, Cable, Wifi & Trash are as amenity fees and are included in the rental rate. (No phone service in the house)
NO DAILY HOUSEKEEPING SERVICE –
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Laundry room with washer and dryer are there for your use. We do not permit bath towels or linens to be taken away from the house, but we provide beach towels for your use in the back patio & Jacuzzi, as well as your trips to the beach.
RATE CHANGES – Rates subject to change without notice if not stated within this agreement.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING –Parking is limited to four (4) vehicles. Two Driveway & Street parking is available. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
BACK PATIO & JACUZZI NOISE – PLEASE KEEP IT DOWN AFTER 10PM, ESPECIALLY WHILE IN THE JACUZZI, “This is a Residential Neighborhood, and local noise ordinances are in effect”. Voices tend to travel more during the night and the neighbors all have young children. Thank You for your cooperation & understanding. Also, if music is played from the upstairs stereo, beware of the level as well, as the sound travels easily as we are located high upon the hill.
HOT TUB – Please be sure to always have the cover on when not in use with any small children at the home. No children under the age of 12 years old permitted in hot tub at any time with temperatures over 100 degrees and must always have an adult present. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Please be sure to shower off prior to going in and after use put a cup of the “Renew” granular chemical water purifier into the water & let the jets run another minute or two. If necessary, our maintenance service will drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. By the same terms, you will be responsible for a “refill charge” of $45.00, if the water appears dirty, sand in the bottom, or not kept clean via the renew and bathing prior to use. DO NOT SIT, STAND, OR WALK ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. USE AT YOUR OWN RISK. Keep noise level reasonable, especially after 10PM & before 7AM.
PATIO UMBRELLAS – If any high winds and/or rain is predicted, please unpin & lower the umbrellas, if rain as well, please also cover with the umbrella covers (behind sofa on patio). Once the sun comes out again, bring them back up for shade! Thank You!
FIREPLACE & FIRE PIT – The indoor “fireplace” as well as the outdoor “fire pit” are both gas logs. Be careful when lighting, bend away from the lighting area and have the lighter lit and at lower log spot before turned gas on. Please do not throw any paper or other combustible materials in either the fireplace or the fire pit.
BABY FURNITURE – We have available for your use a “Pac n Play” (includes upper layette attachment); “Jumperoo”; “Stroller with detachable Car Seat” and a “High Chair”. Other toy items such as riding toys for the patio, balls, hoola hoops racket ball games, books, etch e sketch, blocks, & other toys, etc. are also for your use!
PET AGREEMENT – If a pet was accepted – “Pet Agreement” must be signed & extra deposit paid..
OWNER RESERVES THE RIGHT to entrance to the house & property at all times.
LOSS OF USE- ANY AND ALL APPLIANCES, EQUIPMENT, APPURTURANCES, NON-LIFE SUSTAINING FUNCTIONS, DWELLING AMENTIES, or any of the references to said items thereof, that may be deemed “unusable” will not be reimbursed. However, all obligations thereof are inspected prior to check in by owner are held to be homeowners responsibility for correct functioning & to the best ability outside of “unforeseen problems” or “delays of repair”. HOWEVER, upon a complete inability to stay in the house for reasons such as major plumbing issues requiring turn off & repairs or no gas, electric or water to the house for more than a 24 hour period, flooding (except for renters neglect), fire, major structural damages, city or municipal evacuation orders, or otherwise Acts of God, all monies will be refunded for those lost (uninhabitable) days. Note: All civil & criminal laws are accepted and understood by both parties.
This is a privately owned home; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities (outside homeowners P.D & B.I.). The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
